Lowering Your Property Taxes

“Every market is different” as the NAR image campaign commercial advises the public. In some markets, the values of homes have come down by 20-30% or even more. As a homeowner, have you compared the current value of your home to its tax assessment? It could be costing you money.

Each state determines when owners can challenge their property tax assessment and it may not be until the spring but it might be a good idea to start putting together the information that would justify lowering them.

Some states require you go before a review board and others might allow you to first talk to someone in the assessor’s office. If you can do it amicably without the indepeneent review, it might save time. If you don’t get the results you’re hoping for, ask for an appearance before the review board.

Arrive early for your appointment, sign in and pay attendtion to the people who present their cases before you get your turn. You’ll learn things to avoid such as statements that cannot be substantiated and critical attacks on the system or process. You’ll see how calm, prepared presentations have a way of getting good results.

The board will consider a mistake in the square footage or other material fact which could be grounds for an adjustment. Have proof to justify it such as an appraisal and photos.

Most of the time, taxpayers will depend on sales of homes similar in size, condition and locaiton that have been made in the past three to six months to justify your position for a lower assessment value. Your real estate professional can provide the comparables that really are similar based on their experience in the marketplace.

Realize that the tax assessor’s office will have a representative to present comparables also and you need to know why the ones you present are better. They have access to most of the sales through MLS but probably won’t have firshand knowledge of special circumstances or have the same understanding that REALTORS have.

Be polite and humble to the review members; they’re taxpayers who don’t work for the assessor’s office and will be deciding your challenge. Don’t let personalities come into play. Don’t be dressed like you’re going to a funeral or to the beach. Your objective is to get your taxes lowered.

Homeowners can certainly hire a representative to make the challenge but if you do your homework and are prepared, you can be successful on your own. It will be very satisfying to get your assessment lowered which will directly impact your property taxes.

Condo inventory detailed in new report



Led by sales activity in downtown Miami, about 85 percent of the 50,000 condos built during South Florida’s historic housing boom have sold.

Developers have sold 85 percent of the condos built in South Florida during the building boom beginning in 2002, according to a report released this week by Bal Harbour-based consultancy Condo Vultures.

The report, which studies condo markets from South Beach to West Palm Beach, found that developers have sold 41,258 condos in the last eight years, with the largest chunk of sales taking place in downtown Miami.

“People are certainly taking advantage of the fact that [condos] are affordable and available both to live in and also to invest in,” said Leo Zabezhinsky, manager of business development and real estate for the Miami Downtown Development Authority.

While many of the boom-time buyers were speculators , many of today’s buyers are investors and vultures, hoping to capitalize on the troubled market by renting out the units.

That explains much of the shift in sales activity taking place between South Beach and downtown Miami, as rental demand is up in places like Brickell and purchase prices are lower in the city than by the ocean, said Peter Zalewski, principal at Condo Vultures.

“An investor comes in, they look in South Beach, and they get sticker shock,” he said. “If they want to be on the sand, they go up to Sunny Isles Beach. If they’re looking for investment value, new construction, they go to downtown Miami.”

Spurred by bulk buyers and lender takeovers, condo sales in downtown Miami reached 3,675 in 2010, up 57 percent from 2009, according to the report, based on county records. Condo sales in South Beach totaled only 123 last year, up from 107 in 2009. At the current sales pace, it would take about a year to sell out the remaining developer inventory in downtown, and more than a decade to sellthe 1,300 new condos in South Beach.

Areas like downtown Fort Lauderdale benefitted from good timing, as developers completed most of their condo projects before their housing market crashed. There are only 160 new condos yet-to-sell in downtown Fort Lauderdale, where more than 5,000 units were built during the boom.

Condo Vultures focused its report on seven housing markets in Miami-Dade, Broward and Palm Beach counties, concentrating on areas east of I-95 and near bodies of water. During the 8-year span covered in the report, 244 new condo projects were created in those markets, for a total of nearly 50,000 units.

The epicenter of the building, sales and developer default activity has been in downtown Miami and Brickell, where more condo units were built in the 2000s than in the previous four decades combined.

About 18,675 new condos have sold in the downtown area in the last 8 years, totaling about 84 percent of the inventory, according to the report, based on county records.

Developers “built 23,000 condos, and when over 80 percent have been sold and occupied, clearly it tells you that this is where people want to live and invest,” said Zabezhinsky. “The condos have single handedly helped lead the transformation of downtown Miami into a 24/7 global city.”

Getting A Down Payment for Buying a Home!

How to Secure a Sizable Down Payment

While today’s real estate market presents challenges for many, it still remains an optimal market for first-time home buyers. Reasonable home prices, a healthy inventory and still-low interest rates create a winning combination for those looking to make the leap from renter to owner. In my years of experience as a real estate professional and a member of the Top 5 in Real Estate® Network, I have never seen such a perfect opportunity to purchase your first home.
As a result of tightened lending standards, however, securing a healthy down payment is even more important than ever. The days of zero-down loan programs are a thing of the past and more money on the table upfront can mean a faster approval for your loan and, perhaps, a better rate.
While you should be sure to leave some cash reserves in place to handle unexpected costs associated with your new home, there are several steps you can take to start building a sizeable down payment.

Here are some worthwhile suggestions:


1. Set up an automatic savings plan.
Every financial advisor will tell you that when money comes directly out of your paycheck and into a savings account before you even receive it, you will hardly notice the difference. For most, this was money spent on mindless discretionary purchases, anyway, from a daily latte to random online shopping — chances are, you won’t miss it at all.
2. Sell something. You might have a high-ticket item in your possession that you really don’t use or need — perhaps a boat, motorcycle or even an extra big-screen T.V. Cashing in any collectibles or assets can free up funds to go directly into your down payment savings.
3. Liquidate investments. Liquidating stocks, mutual funds, savings bonds or other investments can also help. Cashing in any extra assets will only add to your growing down payment sum.
4. Look into government programs. Talk to your real estate professional to see if you may qualify for a special home buyers program. For example, HUD’s Good Neighbor Next Door program offers teachers, police officers, firefighters or other public servants extreme discounts on homes in certain neighborhoods.
5. Don’t be afraid to ask. If there is an event coming up in your life that friends and family will most likely get you a gift for, don’t be shy — let people know you are saving to buy a home and would appreciate a check. Loved ones will be more than happy to contribute to this cause. If you’re fortunate enough to receive a very sizeable gift, however, let your real estate agent know; lenders may want to know how your down payment was funded in order to make sure you can handle monthly mortgage payments on your own.

UK BOWL GAME IN BIRMINGHAM AL

Well it wasn’t a very good day for UK athletics but we had a great time in Birmingham AL at the BVAA COMPASS BOWL! We went to the Streetfest last night and ate at an awesome seafood restaurant called “Oceans “.  Then this morning before the football game, we had breakfast in the ESPN VIP tent and ate next to Tony Dorsett! We then got to enjoy the game from a box seat, which was so cool! Everyone in AL is so friendly, that’s why I love it here and became a broker here. Even though the Cats lost, we enjoyed our stay!!

Tips for Saving on Heating and Cooling
With the holiday season now in full swing, you are undoubtedly busy … whether it’s shopping for gifts, preparing for guests or gathering with friends. What you probably won’t notice through the hustle and bustle of the season is your heating bills rise. Did you know that as much as half of the energy used in your home goes to heating and cooling?
As a member of the Top 5 in Real Estate Network®, I can offer you some vital information that will help you make smart decisions about your home’s heating, ventilating, and air conditioning (HVAC) system…all of which can have a big effect on your utility bills — and your peace of mind.
Here are some tips from ENERGY STAR to help you increase the efficiency of your heating and cooling system:
Change your air filter regularly
Check your filter every month, especially during heavy-use months (winter and summer). If the filter looks dirty after a month, change it. At a minimum, change the filter every three months. A dirty filter will slow down air flow and make the system work harder to keep you warm or cool — wasting energy. A clean filter will also prevent dust and dirt from building up in the system — leading to expensive maintenance and/or early system failure.
Tune up your HVAC equipment yearly
Just as a tune-up for your car can improve your gas mileage, a yearly tune-up of your heating and cooling system can improve efficiency and comfort.
Install a programmable thermostat
A programmable thermostat is ideal for people who are away from home during set periods of time throughout the week. Through proper use of pre-programmed settings, a programmable thermostat can save you about $180 every year in energy costs.
Seal your heating and cooling ducts
Ducts that move air to and from a forced air furnace, central air conditioner or heat pump are often big energy wasters. Sealing and insulating ducts can improve the efficiency of your heating and cooling system by as much as 20% — and sometimes much more.
Focus first on sealing ducts that run through the attic, crawlspace, unheated basement or garage. Use duct sealant (mastic) or metal-backed (foil) tape to seal the seams and connections of ducts. After sealing the ducts in those spaces, wrap them in insulation to keep them from getting hot in the summer or cold in the winter. Next, look to seal any other ducts that you can access in the heated or cooled part of the house.
Consider installing ENERGY STAR-qualified heating and cooling equipment
If your HVAC equipment is more than 10 years old or not keeping your house comfortable, have it evaluated by a professional HVAC contractor. If it is not performing efficiently or needs upgrading, consider replacing it with a unit that has earned the ENERGY STAR.
Depending on where you live, replacing your old heating and cooling equipment with ENERGY STAR-qualified equipment can cut your annual energy bill by nearly $200. But before you invest in a new HVAC system, make sure that you have addressed the big air leaks in your house and the duct system. Sometimes, these are the real sources of problems rather than your HVAC equipment.
Ask about proper installation of your new equipment
Replacing your old heating and cooling equipment with new, energy-efficient models is a great start. But to make sure that you get the best performance, the new equipment must be properly installed. In fact, improper installation can reduce system efficiency by up to 30% — costing you more on your utility bills and possibly shortening the equipment’s life.
